The McCaffrey Group

Just to show how little you and I as the little people have to say in the use of Government Power read this post.

The McCaffrey Group who most of you are familiar with from the homes they build is one of the most influential factors in our City development. Isn’t it interesting that those who want to rape and pillage the land for profit by taking our community and forcing higher density housing are given free rein to do so by our City Fathers. The McCaffrey Group has most certainly made donations to each City Council members campaign fund and exerted what influence they have on appointments to the planning commission. Tomorrow they have another bad idea they are pushing thru the planning and council process with all the support of the commission and most of the council. This project has been in the works by McCaffrey for one and one half years per their own words yet the adjacent homeowners have known about it for less than 10 days. The McCaffrey development, BellaMontagne, at Copper And Maple was a large lot subdivision McCaffrey did in the 2003-2006 timeframe where lots were sold to indidviduals and custom builders. Homes sold for between $700,000 and $1,500,000. Strict CC&R’s were implemented by McCaffrey including time required to complete construction, architectural control committee and oversight of any building plans by McCaffrey. One of the stipulations was no windows that overlooked an adjacent parcels yard. A very nice feature for Custom Homes to insure privacy. This article was enforced and one homeowner was required to remove a window that violated this code. There were other violations of time to start and time allowed to complete construction that were initially pushed but have since not been enforced. We have been told recently it is not The McCaffrey Group’s responsibility to deal with the issues and that they will not do so.

The real issue we are addressing now is the promise that an adjacent parcel Zoned in the General Plan and owned by McCaffrey since the other subdivision was purchased as a regional shopping center and represented to myself and other purchasers as being a convenience for me and a good neighbor due to a buffer zone required and the fact that the grade of the center would be at or near the level of Copper Ave which is 15 ft below the grade of my lot is now being changed to high density single family homes. The plan would have three or four homes within 25 or 30 ft of my property line blocking the view I have of the Sierras and Copper River CC. and replacing it with the back side of inexpensive tract homes that would all be two story and would all look into my back yard. My lot is 12,000 sq ft and the lots that would be in the proposed development would start at 2900 sq ft. In addition to the loss of view and quiet enjoyment of my property I would now have three or four families looking into my yard anytime they wanted. I have no drapes on this side of the house to bring in the great view and the outdoors and would have to change that. My sunbathing would no longer be private and there is no way I could sell my home to another with the total lack of privacy afforded by the McCaffrey Group. The impact on the area would also be substantial as adding 350 to 450 people to an area that already has no retail services will not be beneficial. The lack of transparency in this process where the Developer and The City have worked on this for a year and a half or more and we are asked to research and defend our position in 10 days is repulsive. This looks like the John Daly days for Fresno. We had National press for Operation Rezone, this is not any different. We need the support of others that will be taken advantage of by this Company or another one if the Citizens don’t stand up and be counted. The General plan took years and hundreds of thousands of dollars to adapt. What possible reason do we have to amend it less than 10 years later other than to benefit the developer? What about the rest of us?
