2039 UltraLounge- Fresno Fusion article
Hey Famous Community! I recently talked with some people from the all new Ultralounge in downtown Fresno, and here is an excert from the article on www.fresnofusion.com

My first impression was positive, although aesthetically it was just short of phenomenal. Honestly, with the anticipation and excitement that I was harboring it would be difficult for any venue to live up to my expectations. The interior sported warm lighting and the color choices ranged from adobe clay and tan, along with other warm colors. It took a few moments for me to warm up to the color choices, but it quickly grew on me. I was expecting a bit more in terms of ambiance and maybe art work on the walls, but the clean uncluttered look worked very well.

I know lots of people that want to live Downtown but...
There's nothing open at night.
The rent has to be reasonable and the place can't be renting to the inner city section 8 crowd.
If the legacy rents to the section 8 crowd you will get what Rod DeFrees is trying to get out of his neighborhood.
Working people and students want affordable housing but not welfare mama and 9 kids in every other apartment.
Rod I was wondering on your slumlord propertys does the City Fire Department inforce the rule of only 2 people per bedroom?
Also having checked out the Vagabond Lofts i noticed a few tenants with junk on the balconys.

If the Legacy has is required to have so many low income apartments is that what tenants have to look forward too?
Yes, On the Surface at Least
That is what it appears to me. I know some of these are incentives to get the financial institutions to fund the rink, and , to show that the Legacy group has some stable income coming in in order to be a stop gap fund as the apartments become occupied which may take longer in a downtown setting then if it was in the suburbs.
Paid for by the taxpayers and rented to the taxpayers?
Did I understand that correctly?
If so then who is getting the money?
Sounds like the taxpayers are paying twice.
Ice Rink
According to the Bee "Cummings and Glover say they want to meet with city officials to review the stadium lease. They say they want "more community involvement from an ownership standpoint" of the Falcons, although they don't provide details on what that would mean. They say they're talking to city officials about ways to finance the ice rink, which lenders generally view as a public asset best owned by taxpayers."
So to get the rink, it must or probably will need to done by the city as banks look at it as a public asset and thus funded by the taxpayers.
The Bee also says" the land lease also calls for the city Parks and Recreation Department to rent the ice rink from The Legacy for 35 hours a month over 30 years, at $84,000 per year -- a total of $2.5 million."
It looks like the maybe paid for by the taxpayers and rented from itself for the parks department. I think nay kids, inner city or not , will like ice skating especially when it is 100 degrees outside.
Poor Baby's they knew what they were getting into.
They signed a contract.
If its that bad why sign it?
The baseball stadium has burdened the taxpayers from day one.
Why did it take Diamond Group 10 years then City got stuck with stadium.
They needed Mayor Patterson out of office to raid the City dollars.
Someone is making money off this somewhere.
Now they want the City to back the Legacy Project.
Is this another failed turkey plant in the making?
The stadium according to them can not make money.
Mayor Patterson's original Veto was correct.
The Fresno Falcons are not making money.
So why back the Legacy Project?
If City helps finance it Parks and Recration should get free use of ice rink.
Inner city kids don't need an ice rink.
There are more important things the kids need.
But somebody will make money off this project somewhere and it won't be the taxpayers thats for sure/

MOI attended a community meeting at this 'lounge'.
Been told that the folks who own this establishment have not been brilliant neighbors. Many complaint about LOUD noise and many folks standing about in front of smoking and creating problems.
So much for a new HOT spot. Wonder what they think on when they create problems for neighbors?
Actually the Rent is Good for the City
The rent on Chukchansi park is one of the worst in minor league baseball...for the baseball team. It is one of the reasons the team was sold and naming rights were secured from the Chukchansi casino.
Here is a quote from the Fresno Bee:
"As Cummings and Glover emphasize, the big challenge for the $46 million stadium's tenant is the rent: $1.5 million a year.
"Worst lease in minor-league baseball history," Glover says.
It was a crushing burden to the original tenant, the Fresno Diamond Group. And because it was undercapitalized, the Diamond Group was unable to turn the stadium into the multiuse venue it was meant to be."
Now, the Grizzlies may try to renegotiate the lease or get the city to won the ice rink outright ( but not the rest of the Legacy project). This will remain to be seen.
What change has Sports Town brought to Kern?
There is nothing new there.
Everything that was there is closed at night.
But there are pretty lights on the trees and the street vagrants have nice brick benchs to drink beer and deal drugs on at Van Ness and Kern. There are electric plugs on the light posts so the vagrants can plugg thier boomboxes in at taxpayers expense. Boomboxes as big as the cart? It's the latest reality show. "Pimp my stolen shopping cart Fresno".
We can get the some metalic bronze and purple spray paint to match the Boombox. Maybe put some 20's on the cart with spinners. Tricked out shopping cart races at Sportstown.
Bubba is leaving Fresno a fine Legacy and mess. He should be so proud of the baseball stadium that he stuck the taxpayers with.
I love baseball but the Diamond Group soaked the City big time. The current Grizzlies owners are trying to do it again. How many times will the taxpayers get soaked by them?
Club 2039 "could be" one of the hottest clubs in Fresno. The comfy chairs and spacious area makes it almost too comfortable. One of the things lacking is an enhanced lighting show. Currently the lighting there is dull and boring. It just doesn't have the excitement of the clubs in larger cities.
Hope the Lounge is Successful
The parking problem helped kill Fagan's.
Tonight during the Grizzlies game cars in the spiral got broken into.
So much for Mayor Bubba claiming cars are safe Downtown.
Shouldn't the Spiral have security?
