In case anyone cared, a little piece of old Fresno (read: the good Fresno) died this weekend. Lauck's official last day was on Saturday April 19, 2008.
Just another reminder of what makes this community a wonderful place to call home. Another organic piece of Fresno is gone, and nary peep from the Bee (except their earlier piece about the rental dispute). Oh well, maybe we can get a Panera to validate our status as "cool."
We can only hope that the next mayor has enough of a functioning synapse to see that the loss of local businesses is a real concern.
Until then, we only have the memories...

The group is UNauthorized. They were seen in action - relocating and reconnecting lines/cables to the illegally altered structures. Despite witnesses to this, PG&E has no record of what they are doing.
BOTTOM LINE: There are 2 groups altering the city water system - one group is not authorized. I have names and evidence.

The fact remains
You cannot alter a city's sewer system without massive destruction. To do so without permits or inspections speaks for itself. To have the city's risk analyst lie to property owners about the cause behind accompanying sewage spills, followed by more lies about street widening and relocation of utility poles (by an an authorized group), etc. - add it up.
A look at the real estate fraud behind this gives another view as to how property is being taken over - allowing the group behind this to run others off.
When altering sewer lines entails real estate theft and annihilation of property owners - something is very wrong. It all intertwines, which is why it is all being covered up - reporting it has become the crime!

I understand that you are mentally unstable, but even if the city were to change the sewer route, that would not change the ownership of the land above the sewer system. At most, it creates an easement to allow the city to get to the pipes.
As to widening of streets, to the extent that any private property was taken, the owners are entitled to compensation. They can even challenge, in court, the amount of this award and present their own surveyors. It happens all the time. In fact, it happened when the streets were originally put down and then again when sidewalks were installed.

Seems this is also behind the end of downtown and why it has never recovered. The strip mall entailed demolition and destruction - slow and continual altering/destruction of other structures has continued.
Changes in ownership create a continuous turnover that allows for ongoing "renovations in-between. It does not matter how hard one tries to succeed - until the sewer/water lines have been altered followed by a new deed with revised measurements, the failed businesses will continue.
The city's own sewer layout verifies exactly what is taking place. Problem is that one of their former employees took control decades ago - overriding development plans and altering records, carrying out horrific crimes along the way. Put altered records in front of office city personnel and discard all older records - they will fight to protect what is in front of them. Even if they don't line up or make any sense! With no one overseeing what the Dept. of Public Works is doing, this is the result. Tragic.

Not only was the property directly next door to him undergoing alterations (without permits or inspections)at that time, his property underwent major reconstruction after his death, prior to reselling. Including sewer and water lines. The attorney who handled his estate (not listed in directories) is linked to the ringleader behind all of this - they were later caught conspiring in the preparation of fraudulent legal documents for 2 properties 1 blk to the east of this. Near the time of this operation being uncovered, the attorney abandoned his office - taking clients' money and files, never to be seen again.
Remember Joe at the Rib Rack? He went to prison for drugs. After his release, he died. His equipment was already being distributed among the group behind this operation. They were having it sandblasted, to take to a nearby resort - said it was "given" to them, by Kathy, no less.
All it would take is for some of the real estate fraud to be addressed and it would all come down like dominoes. From what I have witnessed, the operation is not always carried out at one time - that would be too obvious. Therefore, until it is over, which entails a new deed reflecting illegally revised lot measurements, newcomers do not stand a chance. Watch the "renovations" before and after. Structures removed as others expanded, shifted down in a "ripple effect." Addresses changed to further cover up evidence of the past - as though things were always this way. The cover-up goes as far as altering of old directories, aerial views and more. This is why there are no older records of Fresno and why the ones that remain, are not supported. The sewer layouts no longer line up to the plat maps. Witnesses and photographs further verify the unauthorized replacement of sewer lines, street widening, relocation of fire hydrants, storm drains, etc., however, there is no record for any of this. Public information is refused.
Down Olive Ave., coinciding with the above alterations, one can find forged/fraudulent deeds, ID theft, real estate theft, "missing" persons, suspected homicide, unsolved murder. Sadly, what I have described here is a mere 1 1/2-mi. stretch. Beneath all of it, one will find felony altering of the city sewer and water lines. The ringleader repeatedly indicated that our water is being ........... shhhh.

The end of Laucks is the end of a long line of businesses in the Tower Dist. One by one, they have all been wiped out, in one manner or another. Then, the building/s were "remodeled." What do you think the jackhammers were being used for on the insides of these buildings. Going through the floors to ..... guess what. Then guess what is beneath the surrounding cement. C L - M P S.
To outsiders, nothing appears out of the ordinary. No one sees or questions anything .... not even what the structures have since been turned into. You can even see the new sheet rock when the light shines at a certain time of day. No previous layers of paint. Crooked walls/seams.
The next "story" will be that the Tower Dist is falling apart due to age. Money will be poured down the drain, a performance that the public has always fallen for. It will all be torn down and no one will ever question anything. If you really are serious about preserving what little remains, then demand answers. Or pull the cement up (with permission, on private property) and see for yourself.

Why don't the police send them on their way.

Agreed. I don't think corporations are necessarily bad. I think the starbucks on Olive has been excellent to the Tower community. Whoever moves in needs to fit in rather than stand out. No tuscan crap on my end of town. Keep it up around Champlain and Perrin with those who don't give a damn. Tower's architecture is a unique blend of craftsman and streamline moderne and anything that doesn't follow need not apply (with the possible exception of something like blobitecture or deconstructivism, which gets no love around here anyway).

I'm also sad to see Laucks' go. I hope Chicken Pie doesn't follow suit.
In light of all this, I do wonder what the owners of these parcels have going on behind the scenes. Whoever it may be, if they are planning on developing the land more it's a shame that they forced out a longstanding Tower business. It really makes me wonder if what is in store for that parcel is really "Tower-minded" or corporate-driven. I know it's a huge speculation to make at this point but I'm always a bit skeptical.
Regarding the re-use and development of this property, along with Drug Fair:
First, I have to say if it is true that a plan is in the works, this is my dream parcel so whoever designs it better be good. Mixed-use, good architecture which addresses all streets, and NO CLOSING OFF MAROA. Seriously, Tower residents unite: closing streets is not good. Even if it's little one-way Maroa.
Second, I'm moving in a few months, so I won't get to put my two-cents into this project if it does go forward. Again, Tower residents unite: you have some great design guidelines which promote good design for the community. Make sure they get implemented! Don't let corporate identity overshadow the overarching theme and quirkiness of the Tower. Not to say that a chain would or would not be appropriate for the area, but if it does go in, make sure they go by our rules and not vice versa.
I'm sure I'll be back in Fresno someday. And if this is still vacant (and when I get investors), I'm going for it.

Rumors about the Chicken Pie
Rumors about the Chicken Pie Shop clsoing have been circulating in the neighborhood for months. What has happened is that the Chicken Pie has reduced their hours recently.
I also heard that Maroa may be closed between Olive and Fern to allow for development east of the Dollar Tree.

No one said Chicken Pie Shop is closing. An unsigned poster (shocking I know) apparently has some inside information and stated that Drug Fair and Lauck's are being torn down, Maroa to be closed off (highly doubtful) and to expect to see CPS go to. I believe this as much as I believe that all the water pipes in Tower have been mysteriously relocated.

What?? I haven't heard anything about the Chiken Pie Shop closing too... this is a very sad bit of news.
If they do indeed tear down Drug Fair and Lauck's I agree with Tommy_Tower, please notice the surrounding building and keep the feel of the area. No LA looking buildings please!

Thread with News! Glad to hear there is going to be some movement on those two buildings, Drug Fair and Lauck's. Mixed use sounds interesting. Closing Maroa sounds like a bad idea to me. Unless it's just temporary during construction. Anything will probably be better than the empty buildings sitting, eventually turning into blight. I would like to see just one building with a big enough parking lot to handle the volume. Say, a big nightclub with live music every night of the week. A Trader Joes would be cool, too.
The article in today's Bee had the owner mentioning in the last sentence about the 'quality improving' in the future at the newer location. Decline in sales because of unhappy customers?

I'm not offended by anything you said. I think you raise a valid point: maybe Lauck's leaving opened the way for future development.
Even if a new mixed-use development is built (a big assumption considering the history of such projects and the current finances of developers), that doesn't necessarily mean that the change was good for the community. The Lauck's building itself is a historic piece of Fresno architecture. The streamline moderne architecture is what gives Olive Avenue its character. You take down Lauck's, and you're just one step closer to a generic street full of stucco boxes. So we lose part of the neighborhood at that point.
Second, as to the loss of Lauck's itself, there's a piece in today's Bee (in the business section, page c-3) about the more immediate impact of the move. The bakery cut its employees to 4 from 13. And Lauck's will only make 5 or 6 types of cookies, instead of 30. Maybe you like jobs, or maybe you like cookies - either way, it ain't good.
The closer question is whether businesses cause sprawl or react to it. I suspect the answer lies somewhere in between. Obviously, businesses are in business to make money. And making money is a good thing. But shouldn't that money-making come with responsibility to the community served?
Loop Location
The location on the Fig Garen loop has been there for a few years at least. So I really don't think it was a case of leaving the tower district for new parts of town. It's to bad you feel that way.
I for one am glad they are on the loop, as I am on that end of town.

I live in Sunnyside; I'm jealous of anything you've got (remaining) in the Tower.
As I better understand the associated issues, I become a stronger proponent for better urban planning and greater density (I come from a land of large yards, no sprinklers, and great air quality). But I can't fault a business for trying to move where there's more...well, business.
But you've introduced an interesting concept to the conversation--that of being a good steward. The interpretation of that term no doubt changes as one's roots in capitalism grow deeper.
Just to play on the hypothetical: if the buildind is indeed demolished in favor of new construction, say a shiny new LEED building, couldn't one argue that they were "good stewards" for giving up the space?
Let me back up: I don't mean to pick on you or your comment, and I hope this post is interpreted as nothing more than an attempt to comprehend a very (very) complex issue.
Rumors About What's Happening
The talk is the landlord has plans to demolish the building (that's supposedly why the HVAC wasn't fixed) along with the old Drug Fair. Mixed use is the rumor--commercial downstairs, apartments above. Problem is, none of the other mixed use projects proposed in Tower have made it off the ground.

i wasn't all that sad to see them go. although i enjoyed the beerocks, as others did, i wasn't found of the rest of their baked goods. i just didn't think they were that good for the price you had to pay. and i'm willing to pay for quality stuff.
what is a little sad to me is that the building will probably remain vacant for sometime. it's sort of an odd space, and it has history (maybe just nostalgia) that would be good to preserve somehow. combine that space with the empty drug fair behind it and you've got a completely dead corner at the edge of a retail district = not good.

It's true that there is a Lauck's location way out on the Figarden loop. As I see it, part of the problem is that I don't want to support companies that abandon the old parts of town and move out to newer digs (a la The Meat Market). They may be local companies, but they aren't acting like good stewards of the community. It's hard for me to support a company that contributes to the sprawl, rather than acting to solve the problem.
True, Lauck's situation was a bit different thanks to an absentee landlord that basically forced them out. But Lauck's could've found other space in the Tower if it wanted. I just don't see why I should drive out there to give money to a dude that just put a big hole in my 'hood.
