How hard is it to be a landlord to us? We dont complain rent is always paid on time and I treat the house like it was my own. Yet I get a notice saying my rent is going from 725 to 1,195 monthly. Same reason we had to leave LA rent went up past what income was coming in. I guess I should not take it personally just hard not to.
rental limits
the limit is still 726 for a 2bd. but market rates have gone up, and I'm sure that's why he is raising the rent. definitely go down there and talk to someone. find out for sure what can and can't be done.
There is a limit on what they pay
When I transferred to this house about 2 years ago the limit was 725 for a 2 bedroom and that's the largest voucher we could get. In other words section 8 paid 147 I pay 578. Section 8 only pays up to x amount if I want to rent a place that's 1000 dollars a month and 5 bedrooms that's fine there voucher only covers x amount (725 as of 2 years ago) and 2 bedrooms. Yeah I can move to a larger place but the extra comes out of my pocket. If I could afford that I would not be ON section 8.
My hope is that with section 8 I am on a year to year lease and according to the inspector I am and there is a limit he can raise it. I need to head down to section 8 on Monday and talk to them directly.

On the rental contracts page, there does seem to be some wiggle room in your 30% payment. If the rent is above the legislated payment standards, you pay the rest up to 40% of your income. If the rent is higher than that, you won't qualify.
Is this a 2-bedroom or 3-bedroom?

From Housing Authority website:
The Housing Choice Voucher (formerly Section 8) Housing Assistance Payment program is designed to assist eligible low-income families pay their rent. Participants pay 30% of their adjusted gross income to the landlord for rent. The balance of the contract rent is paid by the Housing Authority directly to the owner of the property.
Your rent should not change. Only what the government pays will change.

ya I read up on stuff
And from what I read he can raise it above 10% but he has to give me 60-65 days notice. I signed a month to month lease with a property management place he hired when he bought the property. I explained to them I am on section 8 and regardless of what I sign there stuff takes precedence. Far as I know with section 8 I am on a year long lease with section 8 as the holders of the lease.
No idea but inspection with section 8 is tomorrow I will ask them.

Nope nothing personal, I'm sure. The owner's just going after the going rate. When I asked a past landlord why the rent was going up if no improvements are being made, I was told, that's just what we can get for the property now. I'm just grateful they have to give 60 days notice now instead of 30.

If you're on a month to month he can increase only 10% per month for as long as he wishes. If you are on a lease he can only increase 10% per lease term. That's what I got from a quick glance, you need to dig in, go to page 30. It's a .pdf

That's an insane amount! If it isn't already, it should be against the law to increase rent by so much.

I think there are laws
on how much the rent can be raised in one year. You might look into that.
