Running Horse Revived

well, it seems that the deal may be done. trump is buying the bankrupt golf course.

what will it all mean? well, as a citizen of fresno, i hope that it will help boost the economy of the region, aid in the revitalization process of downtown, and put quality golf course in the area.

now, i realize that this will still be a high end course, so i probably won't be playing there that often. but, i'm still hoping to play there at some point. the chance to play at a world class golf course, in my own town, near spitting distance from my place, has got me excited again. i had this same excitement when i first heard about the original development. and, almost every time that i drove by on my way to javier's fresno west that excitement was rekindled. but, alas, that excitement nearly died as the course never moved along.

of course this is a great deal for trump. he's a businessman, not a philanthropist. i'd love him for be a little more of the latter, but hey, at least he's making it happen. kudos, donald.

On the radio program on KFCF last night they spoke of a forum regarding the Trump situation. Does anybody on the radio station have the date and time of that meeting?

one way the game is played....

One thing that may be a killer factor in terms of 'determining,' how much this whole situaiton is worth, (which I hope KFCF had in their broadcast.)

There is stated value, real value, and projected value..

Think of it in terms of HotRods.
-Your gramma has a totally orig. Hemi Dodge Coupe, looks kind of like the General Lee, but is just a different color...
-to her it's just daily transpo, and it's insured for practically nothing, (because it's a hunk of iron that will take a hit with little damage...)
-To somebody into cars? 'OMG, an orig. Hemi-B Car...'
-To the guy who is going to buy it and turn it into a hotrod or completely restored classic (because it's 'all there,' and single owner?'
---well, when he gets done with it, it's going to be worth tens of thousands...

He's gonna try and buy it from Gramma for a thousand (maybe 1500, and say '..yeah, but it's old, and gas is expensive...')

-But we all know what he's gonna do, and when he's done? it could be worth over a hundred thousand or more? (sometimes lots more..(yep, certain Hemi-Dodges are worth that much...)

-so why should she settle for so little, ---when it's all there to begin with, (just needs restoration???)

Just like what has been done all through time,
(be it railroads or reservoirs buying land,)
you have folks who are sitting on something, and they are not in a 'swanky,' section of town.

They are 'bought out,' at what is called 'fair market price,' ---but the market says that their land is worth diddly, ----so they go and offer them diddly, --or just above...

Then they come in, jazz the place up,
---and you find out that the land is now worth way more than diddly, (this means bocoupe diddly, (or bo-diddley,)
--So folks get 'lowballed,' on their buy out, and then it turns aroud that they should have been given much more.

Not that anybody has the legal guns of the Donald,
---but if the landowners don't get some SERIOUS attorneys and band together on this?

the cha-ching factor is going to be minimal, and a lot of people who are sitting on land, (which, last time I checked, they stopped making land a while ago...) they're going to get gypped.

ALAS, a situation where the multi-ethnicity of Fresno actually will BE coming together and really working hand in hand,
-but it's going to be a bunch of poor folks from the other side of the tracks doing so, (...'community' among the poor is not unheard of, and to be honest, more my brand...)

Talk it up, cover each other's padunkus' ride a tight cluster, get some legal-eagles in there, hold out till they pay enough to put your grandbabies through dental school, and make us proud, (again.)

Location on the Golf Course

I could see the houses on the course being worth more then $600,000 but as you get farther away the price will drop accordingly. I also don't know what size houses Trump is talking about either. Some golf course houses are often on the smaller size then you would find in Old Fig or Sunnyside.

I mean, I have clients and friends who live up in sections like Extreme old Fig, or over in God's country (the N.E.) ---and even down in Sunnyside (the new-McMansioned,)
--and half mill. is kind of standard rate, if not low for some of the entry level 'spec,' or first gen. 'gated communities..'
---and their value is going up as the neighborhoods fill out and stablize,

Ya gotta figure... Trump doesn't do anything on the 'economy,' side, and his places all command top-dollar...
---Now, you can say that he will only charge what the market will bear...
-But he has a funny way of creating his own 'markets,' too,
-AND, again, that may be the 'this will cost this much,' price, --just to get the ball rolling, -but if this becomes desirable?
The prices will go up...

IPO's are always cheaper and (usually,) not the standard, (and in this case, --unless they suddenly find out that the ground is radioactive or there's like major carcenogens in the water or something??? The values will climb.

$600,000 House

On KFCF last night they mentioned the top price of houses at the Trump Complex would be in the $600,000 neighborhood which seems more reasonable then $1.5 million mentioned earlier in these posts.

Running Horse housing

As far as the price premium for Running Horse homes, it'll ultimately depend on the size and quality of the homes built. I based my assessment on the picture of the unfinished homes published on the Bee. Considering the current state of the market, and the fact that all the lemmings...I mean, speculators are going bye-bye, the purchase market for golf-course homes is likely going to be baby boomers and business owners. You're not going to see any San Diegans buying one as a speculative investment anymore, as there will be no more cheap credit to be had. Having said all that, I don't know what premium a PGA course adds to the price per square foot for a home.

As for Easterners ending up in Fresno. I never planned on staying. I only keep Fresno in my mind because 1) I have family there, and so I visit several times a year and 2) it's a city on the verge...of what, who knows? It's a bit of a quandary. Tale of two cities, progressive modern mid-sized city, or blighted ag town. The future is as hazy as the sky.

-approach gracefully,
-do not make sudden moves,
-speak slowly,
-do not be afraid to enunciate (sp?)
--(DO NOT LET RESIDENTS OF OKLAHOMA TALK TO THEM FOR AT LEAST 6 WEEKS -THEY RUN ALL WORDS TOGETHER AND REFUSE TO PRONUNCIATE ANYTHING... IT'S ONE BIG Freakin' MUMBLE...IT REALLY MESSES US UP.)
-Offer them something to drink, LIKE WITH A LITTLE UMBRELLA IN IT.,
-do not put them in direct sunlight,

and fer godssakes,
-do NOT say to them. '...you're here for the rest of your life, we have two selections on the menu, 110degrees or just above freezing with fog, (we're out of snow, and it's not going to rain until Freakin' NOVEMBER...'

on 2), my guess is that you don't play golf? people will pay big bucks to be parked within walking distance of a PGA quality course, if they get membership, specially when Tiger comes by to whamp that little ball. they get front row center every year in a crowded event

1) That would be gross, not net.

2) What on God's green earth makes you think those homes are worth 1.5 million each? Did you forget they'll still be in Fresno? Fresno's home prices are already declining, and the trend will only continue for the next few years.

Housing projection

I doubt Trump will try to fill the whole 9 sq miles with upscale housing. The market for that type of housing is limited in Fresno. Especially with the coming credit crunch and current subprime fallout. People have been overextending themselves for years on their housing purchases. Fresno needs a return to the real. Housing 3x local incomes. If that means smaller lots and higher density so be it.

I think elected officials will be so happy to have Trump handling this, they'll let anything be built.

Yes, if done right it could be great. I do think they will try the former of upscale only, but, a better mix of income levels would be better for the city. It reminds me of what Seaside , FLA became. http://en.wikipedia.org/wiki/Seaside,_Florida The higher priced houses were naturally near the beach with ocean views, but, after a year or so, people preferred the smaller, more inexpensive homes closer to the Main Street with its walkable commercial developments in a pedestrian friendly scale.
The seller did pretty well calling Trump's bluff and got an extra $5 million up front.

So much for other bidders. I knew Trump would end up getting it. Now, it's up to gov't to make sure the city benefits as much as possible.

If I know Trump, he'll try to make the area as upscale as possible. What I think would be best for the city is a mixture of upscale homes nearer the course, moving down to middle class single family homes and townhomes as you move away from the course. A significant population of middle class and upper income residents will bring retail and commercial to the area. It can't be the low density sprawl shit that usually is built, or else retailers will build elsewhere and expect everyone to drive.

This could be really big if it is done right. I hope the city doesn't F this up.

Kearney Blvd.

I hope the City backs off on letting Trump close off traffic to a portion of Kearney Blvd. There has to be a way to slow and calm the traffic speed through the Trump project without completely closing down an historical and still used road for the sake of one project. Kearney was a Trump of an earlier time in some ways. The mansion he had designed before he died was huge.

What's the local government's role

What influence does local gov have in how that all shakes out? What kind of things can they do to both assist Trump, influence him to look downtown and/or further help out our downtown?
